How to choose a cardio machine for a small flat: which specs actually matter, how much space and money you really need, and the buying mistakes people keep making.

A 45-square-metre flat, a neighbour directly below, and the intention to do something for your fitness three times a week without leaving the building. That is where home cardio usually starts. Too often it ends with a machine parked open in the hallway that everybody in the house has to walk around.
Treadmills, exercise bikes and rowers look interchangeable only on paper. In a small flat, noise, footprint and how easily the thing gets out of the way are what decide whether you use it or sell it in six months. This is about how to choose, not about which model wins.
The first question is where it will stand
Measure the space before you open a single spec sheet. You need three numbers: length, width and ceiling height. Height only matters for a treadmill — standing on the deck puts your feet 15 to 20 cm above the floor, and running adds another 8 to 10 cm of head movement. In a room with a 2.4 m ceiling, a tall runner is genuinely close to the light fitting.
You also need empty floor behind a treadmill. A metre is a sensible minimum wherever it is possible. If the machine backs straight onto a wall or a wardrobe, assume that any loss of balance ends against something hard.
The other half of the same question is the floor. All three machines send vibration into the slab, and the treadmill sends the most, in the form of impact noise the neighbour below hears more clearly than you do. Ranked by noise: a magnetic exercise bike is quietest, a rower sits in the middle because the rail and drive make a sound of their own and an air model is roughly as loud as a vacuum cleaner, and the treadmill is loudest because it adds footfall on top of a motor.
What the equipment actually has to have
Whatever the type, four things are not optional. It has to stay stable when you load it at full effort, not just while you sit still. Resistance or speed has to be adjustable without getting off. It has to fold or roll away without a second person. And there has to be some route to spare parts, because pedals, belts, seats and consoles are consumables.
Beyond that, each type has its own minimum:
- Treadmill: a safety key that cuts the motor, cushioning under the deck, and a folding mechanism that lowers under control rather than dropping onto the floor or your foot.
- Exercise bike: a seat that adjusts on two axes, up and down as well as fore and aft. A bike with height adjustment only cannot be fitted to most people.
- Rower: a rail long enough for your height, a seat that runs without catching, and the option of standing it upright against a wall.
The specs to read, and what each one means
Motor power (treadmills only)
Read continuous power, not peak. Peak is a marketing figure the motor holds for a second. As rough orientation: 1.5 to 2.0 hp continuous covers walking and brisk incline walking, 2.0 to 2.5 hp covers occasional easy running, and 2.5 hp and up is what you want if you run regularly or weigh over about 100 kg. An underpowered motor does not fail immediately — it first starts losing pace under your foot, then overheats.
Weight capacity
The quoted capacity is the limit at which the machine still functions, not a comfortable working range. Leave 15 to 20 kg of headroom below it. That matters even more for running, since every footstrike puts noticeably more force through the deck than your bodyweight.
Working dimensions
On a treadmill, the number that counts is the belt, not the frame. A belt 40 to 45 cm wide is fine for walking; running is more comfortable at 50 cm and above. A length of 125 to 135 cm covers walking, but if you are over 185 cm and intend to run, look for 140 cm and up. On a rower, check rail length and the maximum user height the manufacturer quotes.
Flywheel and resistance type
Bikes are usually sold on flywheel weight. A heavier flywheel, say 13 to 20 kg, gives a smoother, fuller feel, but on its own it does not make a better machine. How the resistance is generated matters more. Magnetic resistance is quiet, does not wear and is repeatable, so level 8 this week means the same as level 8 next week. Friction resistance, a felt pad on the flywheel, is cheaper but wears down and changes its sound. On rowers, magnetic is the quietest, air gives resistance that rises with your own effort and feels closest to water, and water is quiet in a different way but needs maintenance.
Materials and build
A powder-coated steel tube frame is the standard and there is nothing wrong with it. Durability comes down to the details: tube thickness, bearing quality, whether pedal mounts and pivots are metal or plastic, and whether bolts thread into metal or into plastic. Plastic where force is transferred is the most common place for a machine to give first, which we went through in the piece on the gym kit that breaks first.
Console
It does not have to be smart, but it does have to show time, speed or resistance, and some measure of work done. Heart rate from the handlebars is a rough estimate and it lags; if you steer your training by heart rate, buy a separate monitor — the accuracy differences are laid out in our comparison of chest straps and wrist-based readings.
How much space and money you realistically need
Count space as the machine plus the room to use and get off it:
- Exercise bike: around 1.0 × 0.6 m, or about 2 square metres once you allow for access. It fits a small flat most easily.
- Rower: 2.1 to 2.4 m long and 0.5 to 0.6 m wide in use, but most models stand upright and then take up less than half a square metre of floor.
- Treadmill: 1.6 to 2.0 m by 0.7 to 0.9 m, plus the empty floor behind it. Folded, it is still the most awkward of the three, because it is by far the heaviest to move.
Prices move with the market, so ranges are more useful than figures. For orientation, in euros and for new kit: an entry-level exercise bike starts in the low hundreds and a solid mid-range one runs to around 800; magnetic rowers sit in a similar band, while air and water models generally start considerably higher; a treadmill that is genuinely usable for walking and brisk incline work starts around 400 to 800, and regular running realistically means 900 and up. At the same quality level a treadmill costs more than the other two, because it carries a motor, electronics and far more material.
The step from entry level to mid-range usually buys the most per euro: a stiffer frame, better bearings, a more honest weight capacity. The top of the range is paid for durability under daily use, quieter mechanics and available servicing, not for better fitness. Mistakes people keep making
- Choosing on peak power and programme count. Forty built-in programmes change nothing; continuous power and bearing quality change everything.
- Buying bigger than the room allows. If you have to unfold it across half the living room every time, you will use it less. There are no exceptions to this one.
- Checking the noise only after delivery. Ask how it sounds under load, not freewheeling in a showroom.
- Forgetting the electrics. A treadmill wants its own socket, ideally not an extension lead already carrying half the flat. Bikes and rowers often run on batteries or power themselves.
- Buying a type of training you dislike. If the bike bores you at the gym, it will not become interesting in your living room.
Who it suits, and who it does not
An exercise bike is the safest choice for a small flat, an upper-floor home, and anyone with cranky knees or a lot of weight to carry, because there is no impact. The trade-off is that it does nothing for the upper body and it is easy to coast unless you track resistance and cadence.
A rower comes closest to a whole-body session in one machine and stores upright, which makes it the logical pick for tight spaces. It does demand reasonable technique — without it your lower back ends up doing the legs' job, and boredom is not the main problem.
A treadmill earns its place if you actually walk or run, have somewhere to leave it set up, and are not living above a sensitive neighbour. It does not earn its place if the motivation is simply that a treadmill is the machine everyone recognises, if you run outdoors whenever the weather is decent, or if it will end up in a corridor. When to see a doctor
Speak to a doctor before starting regular training if you have known heart disease, uncontrolled blood pressure or diabetes, if you have been inactive for a long stretch and are over 40, or if you are pregnant. Stop and get checked if you get chest pain or pressure, breathlessness far out of proportion to the effort, dizziness, fainting or an irregular heartbeat. Knee or back pain that lasts more than a week or two and worsens session by session is also a reason to see someone, not a reason to add resistance.
In short
Measure the space and think about noise first; specifications come second. On a treadmill look at continuous power, belt width and length, and capacity with headroom. On a bike look for two-axis seat adjustment and magnetic resistance. On a rower look at rail length and upright storage. The biggest gain per euro is the move from entry level to mid-range. And the best machine is still the one that, given where it stands and how loud it is, you will actually use three times a week.
